Epcon is a national builder. The corporation has regional sales offices. Local “builder agents” staff the single-family model homes. In the Charlotte area, several neighborhoods in our vicinity have home site availability. These include Kinnamon Park near Gilead Road in Huntersville, Courtyards of Huntersville on Route 73, and Blume Point in Mooresville. These neighborhoods sell out their inventory relatively quickly and may offer expansion into new adjacent phases in the future.
An Epcon community is a specific product: the residents are age 55+ (20% can still be under age 55). Three models are currently available ranging from 1519 square feet to 2834+. The price point is $350,000+ for a nicely appointed two bedroom home plus office with lovely courtyard or deck. Kitchens are top notch. The floor plan is open. The master suite is extensive, often incorporating a sitting room or a screened-in porch. Homes can gain an extra bonus room, kitchenette, bedroom, and/or bath by adding a basement or a second floor. You choose the home plan and site/lot, then colors, materials, fixtures, and appliances for the interior. Epcon builds your home in 5 - 6 months.
The Huntersville locations have the same single-family homes as other locations, but in Huntersville, these homes are classed as condos. This means the homes are not only maintained for the landscaping and common areas, but also for the exterior of the home, including the homeowners insurance. This is true maintenance-free living. Amenities in each neighborhood include a club house with exercise facility, outdoor pool, walking trails, and sometimes a water feature such as a pond with a fountain. By limiting the amenities, costs are controlled while providing residents a wonderful opportunity to gather and socialize. HOA fees in Huntersville are approximately $250 monthly.
